How the Fee Works

Zero cost to you.
Paid at closing.

Our processing fee is disclosed in Section B of the Loan Estimate and Closing Disclosure — the same section as the appraisal. That means it is a borrower-paid, third-party settlement service charge.

It does not count toward the 3% origination fee cap under the Qualified Mortgage rule. It does not appear on your compensation disclosure. And it is paid at closing through title — no invoice ever comes to you.

The loan officer and broker pay nothing out of pocket. Ever.

When do I pay?
You don't. The processing fee is paid by the borrower at closing through title disbursement. There is no invoice to the loan officer or broker at any point.
Does the fee affect my comp disclosure?
No. Because the fee is in Section B of the Loan Estimate and CD and is paid directly to Local Processing LLC as a third-party service provider, it is not originator compensation and does not appear on your compensation disclosure.
What LOS systems do you work in?
We are native to Arive and work with most major LOS platforms. We work inside your existing system — there is nothing new for you or your borrower to log into.
Will I always work with the same processor?
Yes. Every client is assigned a dedicated processing team. Your files are handled by the same team every time, building a relationship and institutional knowledge of your preferences and your lenders.
Are you licensed in my state?
We are currently licensed in Florida, Pennsylvania, and additional states. Our licensing footprint is expanding. Reach out and we can confirm whether we are active in your state.
What if I have a loan that doesn't close?
No close, no fee. Our fee is only collected at closing through title. If a loan falls through, you owe nothing.
